So, How Is The House Hunting Going?


To be honest with ya...it sucks.  It sucks on many, many, many different levels.
Level 1:  You are employed where?  Oh, you are self employed...well sorry, we don't care about your credit score or that your business has made money the last 4 years.  We want someone else's signature on your pay check.  Please find another lender.  Thank you and kiss my a$$.
Level 2:  Economy on the rocks...well that doesn't stop these North Idaho Crackpots from listing a manufactured home on 10 acres for $250,000.  Oh, did I mention that you hear deliverance music when you drive into the neighborhood?  I probably failed to mention the crack running from the outside wall of the bathroom clear across the ceiling and nearly hitting the other side of the place.  Oh, probably should mention the crack was as wide as one you would see on "People of Wal-Mart".  Many, many over priced homes in various states of disrepair.
Level 3:  Kootenai county sucks, we want out...but not too far off the beaten path as we want to move us, the nags, and the business...and there are services that our biz needs to operate....
Level 4:  Can Chad and I agree on anything?  Uh, maybe...  ( :


As a recap of a few things...we started looking at properties in October of 2009.  We have probably seen 25 or so.  We have had interruptions in our shopping, some out of our control others not so much.  We really are open to a lot of different types of properties and have tried not to discriminate.
Well that is not entirely true.  I am doing my best to discriminate against all properties with a brown trout pond.  (Technically referred to as a sewer lagoon.)  I can just see Abbi and Kage after a nice round of ball taking a dip in human feces.  Uh, no thank you!!


We are looking at anything in the 7 plus acre range as long as they have a dwelling and a shop larger than a tool shed.  Now you would be surprised at what a listing agent will call a shop...you will also be surprised at how poorly some people measure.  Luckily, Chad can eyeball closer than many people can measure with a tape.  Once we get there...we are looking at who maintains the roads and...drum roll please.... 3 phase power.


We have found a few that we liked, but the 3 phase power was no where in sight.  FYI, to run 3 phase power to a structure is on average $150 per foot. 
Then we found a place that had 3 phase very close, but we would still have to run it.  Liked the house, liked the shop, liked the area...made offer.  Offer was countered.  We countered the counter.  They countered our counter.  We walked.  They wouldn't move on the price...they wouldn't give us anything.  For the PREMIUM price they were asking, all we would get is the key to the doors.  Really?  Our real estate agent called and check on the house this week.  Guess how many times it had been shown?  16.  Guess how many offers?  Just ours.  Hmmmmm...wonder if they want too much?


We found another house we liked.  It had CCnR's.  Guess how many of them we would have violated?  Uh, like half of the 8.  Nice. 
For the record...we own several guns....we like to shoot our guns.  We LOVE to own guns.  We don't hunt, but feel like they may come in handy for uh...I don't know protection....also it's our rights as Americans to own them.  And if I live in a semi-rural area, and own the property I am on...and follow all of the safety guidelines and am not a careless a$$hole, I should be able to fire my weapon whenever I feel it necessary.  I simply refuse to live where I cannot.  End of storey.


So we are taking tomorrow off from work.  Because being self employed means working Saturdays and sometimes even Sundays...  But we are committed to getting off of the Ranch before we get full swing into fencing, fertilizing, and general farm work.  It would be nice to do all of that at our own home, not at the land lords.  We have a list of 6 homes to cover.  I will be hoping for the best and trying to be on my best behavior with Chad....and God knows that's not easy!!  ( :


Unfortunately for us, we will only be looking at 2 properties that are outside of Kootenai County.  I of course will hope that one of these will be the "one".  We will not know until getting to each of the properties if they have 3 phase power on or near them...that sucks.  It would save us a lot of driving if we could call the respective power companies and just ask...but you can't.  Oh, well!!  ( :

We will make an offer on anything that is close to what we are looking for.  A few odds and ends can be fixed or overlooked...but like everyone else...  WE WANT A GOOD DEAL DAMN IT!!  ( :


Oh, and I want my $8000 tax credit too!!  LOL!! 

Hope that's not too angry!! WHHAAAHaahahahahaaaaa!!!

I HATE house hunting! And the whole offer, counter, counter-counter.

I'm sorry it been a challenge. But when you find the "ONE" it'll all seem worth it. If you settle for something, you'll regret it.
